Policies

1. Reservations

All rentals require a refundable security deposit from $250 USD to $1000 USD depending on the size of the property and length of stay for vacation rentals (from 3 nights to 2 weeks) and $1000 USD for monthly leases if this is the case. With reservations made less than 30 days before the check in date: 100% of the total for rent and security deposit are required at the time of booking along with the renter's contract signed, and within 10 days from reservation confirmation. Failure to do so will cause the cancellation of the reservation. With reservations made more than 60 days before the check in: 50% of the total for rent and security deposit are required at the time of booking along with the renter's contract signed, within 10 days from reservation confirmation. Failure to do so will cause the cancellation of the reservation. The balance of the total owing must be paid in full at least 30 days prior the arrival date.

2. Damage/Security Deposit

After checkout the property will be cleaned before the next guest checks in. Provided there is no more than reasonable clean up and nothing damaged or missing, then the security deposit shall be refunded via PayPal or wire transfer no longer than 7 business days of departure. Any Bank commission or PayPal fee will be deducted from your deposit. Any damage or lost items will be deducted at replacement cost, which may include but is not limited to labor expense, shipping and importation costs. Locked pantries and closets are reserved for the use of the property owner and are not included in this rental. You as the guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting the villa or apartment.

3. Renters Responsibilities

The property owners/manager and their staff work hard to ensure that the property and amenities are in good working condition. However, no refund or rate adjustment will be made for unforeseen failures to appliances or any of the property operating features. It is the guest's obligation to report any problems or damage immediately to the owner or manager. The property manager and the owner we represent are not responsible for any cases of theft or replacement of stolen valuables from the unit during the guest�s stay. The guest acknowledges that it is the responsibility of the guests to keep the entrance door closed and locked, and balcony doors closed and locked while absent. No smoking allowed in the unit. No pets in the unit. Any behavior deemed inappropriate by the property manager or security staff, including excessive noise, throwing items from the balconies, destruction of property, behavior resulting in complaints from other guest, etc., may result in eviction, and in legal cases, notification of the authorities. In such cases, NO REFUNDS WILL BE MADE. Water and electricity are the two most valuable commodities. Please conserve both. Shut Off air conditioners when not using the bedrooms, and when leaving the premises. Final confirmation will be e-mailed once the renter has paid in full. At that time the manager will send the Renter directions to the property and instructions regarding the key. The renter named in this agreement will be responsible for themselves and all guests whether they are registered in the rental property or not. The renter acknowledges that SunFun Vacation Rentals, property owners, employees, and agents do not carry personal liability insurance and can not be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if said loss is a result directly or indirectly or from acts of God. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.

4. Cancellation Terms

By signing this form, the renter agrees to the following cancellation terms. (Applies for vacation rentals).

  • A. Cancellations made within 90 business days or more of check in date is subject to a 70% refund.
  • B. Cancellations for reservations made during Christmas, New Years, Holly Week , Thanksgiving and Easter week are non refundable regardless of time of cancellation.
  • C. Cancellations made within 60 to 90 days of check in for reservations made during High Season (Jan 6 –April 30) are s ubject to a 50% refund.
    • D. Cancellations made within less than 60 days of check in for reservations made during High Season (January 6 – April 30) are non refundable.
    • E. Cancellations made within 30 to 60 days of check in for reservations made during Low Season (May 1 – December 15) are subject to a 50% refund.
    • F. Cancellations made within less than 30 days of check in for reservations made during Low Season (May 1 – December 15) are non refundable.
    • G. Early Departure or a shortened stay does not warrant any refund of rent.
  • H.100% of the security deposit will be refunded upon any cancellation.

5. Check in - Check out Time

Check out is before 11:00 A.M. and check in is after 3:00 P.M. We will do our best to accommodate any special needs or request.

6. Electronic Safes and Keys

There is a $ 100 USD charge for lost property keys or safe keys to replace the locks.

7. Satellite TV, VCR and Stereo

If the property you are occupying is supplied with satellite TV, VCR or stereo we require that you do not touch the programming or wiring. Should you do so there will be a $50.00 USD charge to reprogram them.

8. Cellular Telephone

If the property you are occupying supplies you with a cellular phone, do make sure you do not lose it. Should you lose or damage it there will be a $150 USD charge to replace it. You will lose all credit still left on the phone as we will not be able to recover it. Be also aware that the cost of any missing or damaged linens and towels will be deducted from your security deposit.
